The Domus Vivendi Group and Mercurius Real Estate AG have sold their residential
development Bright Side I to HanseMerkur Grundvermögen AG. The purchase price
for the building on Weilburger Straße in the Gallus district is undisclosed.
The total of 356 apartments to the south of the Adlerwerke factory will be ready for
occupation in the second quarter of 2018. Construction will begin this July. The City
of Frankfurt has issued partial planning permission. Full planning permission is
expected to follow in August.
“Compact living” for families and senior citizens
A demand-orientated mixture of compact, micro- and conventional apartments will
be created across approx. 17,600 square metres of living space. Lutz Wiemer,
deputy chairperson of HanseMerkur Grundvermögen AG: “It was the combination of
different housing concepts that impressed us about Bright Side. It is tailor-made to
cover the potential for different demands for modern living in the big city. The Gallus
district is perfect for this innovative format due to its central location and up-and-
coming nature.”
The concept of compact apartments is based on the needs of young families and
senior citizens in particular. For these tenants, the number of rooms is more
important than the size of the apartment. They are willing to forgo “living space in
square metres” if they can get more rooms. The budget of these households often
limits the number of rooms available in city centre locations. “We want to close this
gap in the market with our ‘compact living’ concept”, says Thomas Oellig, managing
director of Domus Vivendi GmbH & Co. KG. And adds: “We are pleased that
HanseMerkur Grundvermögen has once again opted for one of our real estate
developments. It confirms that we are on the right track with our concept.”
Bright Side I contains 116 units with two to four rooms and a maximum size of 80
square metres – at a price that even young families and senior citizens can afford.
The developers have focused on functionality in designing the floor plans. There is,
for example, no large hallway like you often find in old buildings. All buildings have
lifts. Initial enquiries from interested parties, including senior citizens’ associations,
confirm that the concept it in line with the spirit of the times.
Expansive roof garden on both parts of the building
Then there are 185 micro-apartments, which are perfect for individuals, young
professionals and commuters. The KfW

conventional apartments. The majority of the apartments feature a balcony, loggia
or south-facing windows. Two 150 and 128-metre-long rooftop gardens provide
plenty of space for relaxation as well as views of Frankfurt’s skyline. The project has
been financed by the WGZ Bank.
