planning permission for the Bright Side

(previously: Gallus Green Gardens)

development in the Frankfurt district of Gallus. The ground-breaking ceremony for

the 100-million-euro project south of the Adlerwerke factory will take place in the

same month.

The 422 apartments on Weilburger Straße will be ready for occupation in the first

quarter of 2018. The 450-metre-long building comprises a total of 22,260 square

metres of living space. Three buildings will be built on the two plots and will provide

a needs-orientated mixture of compact, subsidised, compact and conventional units.

There will also be a children’s nursery with an outdoor space comprises some 600

square metres.

“Compact living” for families and senior citizens

The focus is on the new concept of “compact living”, which is based on the needs of

young families and senior citizens. For these tenants, the number of rooms is more

important than the size of the apartment. They would rather have an extra room than

extra square metres. Yet, their budget limits the number of rooms in inner city

locations. Domus Vivendi and Mercurius Real Estate want to close this gap with the

concept of “compact living”.

Bright Side contains 115 units with two to four rooms and a maximum size of 80

square metres – at a price that even young families and senior citizens can afford.

The developers have focused on functionality in designing the floor plans. There is,

for example, no large hallway like you would often find in old buildings. All buildings

have lifts. Initial enquiries from interested parties, including senior citizens’

associations, confirm that the concept it in line with the spirit of the times.

Expansive roof garden on all building sections

A further 66 units are being built as part of the “Frankfurt Programme for Rental

Housing for Families and Senior Citizens”. Then there are 186 micro-apartments,

which are perfect for individuals, young professionals and commuters. The KfW 40

development also houses 55 conventional apartments.

The majority of the apartments feature a balcony, loggia or south-facing windows.

You can even relax in the fresh air at the top of the building: each of the three

buildings has a spacious roof garden. From there you can enjoy expansive views

over Frankfurt, including the city skyline.
