The Domus Vivendi Group and partner Mercurius Real Estate AG have sold their
development Bright Side II to Hamburg Team Investment Management GmbH
(HTIM). The north German investment manager is placing the
66-apartment
development, which includes a children’s nursery, in its “Hamburg Team Urbane
WohnWerte” fund. The purchasing volume for the real estate in the central district of
Frankfurt-Gallus stands at 20 million euros.
All of the apartments have been built as part of the “Frankfurt Programme for Rental
Housing for Families and Senior Citizens”. “With this, we are one of the first private
developers to build a new development of this size that is dedicated to the middle-
class funding”, says Thomas Oellig, managing director of the Domus Vivendi Group.
The Sozialpädagogische Verein Frankfurt zur familienergänzenden Erziehung e.V.
was brought on board to assume responsibility for the approx. 670 m² children’s
nursery. Managing director Elisabeth Strüber wants to use it to “expand the childcare
service in an up-and-coming part of the city”.
The fact that even institutional investors have seen a great opportunity in this market
segment, despite all of the prophecies of doom, is demonstrated by the sale to
Hamburg Team Investment Management. “The combination of an urban location,
high-energy building standards
(KfW Efficiency House 40) and a harmonious
utilisation concept had us convinced”, says Nikolas Jorzick, managing director of
HTIM, summarising the criteria for the purchase. “The use of development loans
mean that, despite the reduced introductory rents, there are attractive returns for our
investors over the long term”.
The real estate, which is situated on Weilburger Straße, opposite the listed
Adlerwerke factory, offers a total living space of around 5,000 m². The two- to four-
room units will be ready for tenants in the second quarter of 2018. Letting will begin
